This set (drawings and specifications) is issued to a contractor so that they can develop a cost to build the project. The contractor will prepare a cost to build the project and finalize/negotiate a GMP with the owner. This set is typically issued between 75% CD and 90% CD. The timing of the GMP Set depends on the architect. As our drawings and specifications develop you may find yourself talking with the contractor about what was included and not included in the GMP.
