Fairmont Hot Springs Resort commissioned Counsilman-Hunsaker to evaluate its four hot spring-fed pools: an indoor and outdoor leisure pool for recreation and swimming, as well as indoor and outdoor soaking pools for therapy and relaxation. Initially constructed in 1973, the pools and their mechanical systems have surpassed their typical commercial lifespan of 40–50 years and now require significant attention to maintain safe and sanitary conditions for guests.
The evaluation revealed that while the pool structures remain functional with limited water loss, the mechanical systems, including circulation and filtration equipment, are in critical condition and require immediate replacement. Renovations would likely trigger a review by the Authority Having Jurisdiction (AHJ), which could necessitate compliance with modern codes and federal requirements such as the Virginia Graeme Baker Act (VGB) and Americans with Disabilities Act (ADA).
Counsilman-Hunsaker provided recommendations to prioritize mechanical system replacements and address minor structural repairs in the short term. Long-term planning for a full renovation or replacement was strongly advised to ensure compliance, operational reliability, and a safe experience for all guests.
