Counsilman-Hunsaker was commissioned by DGE Ventures to provide an assessment of the existing pool and spa at 43 Clark Street in Brooklyn, NY. The assessment was to have a specific focus on the current operation of the facility for consideration for a future renovation by new Ownership. The building at 43 Clark Street originally housed the historic Hotel St. George which at its time was New York City’s largest hotel. The pool originally was constructed as a 120-foot-long salt water Olympic-sized pool. After a fire in the late 90s, the pool was reduced in size by building a wall segmenting off a small area of the pool. The remainder of the pool is still in place and now houses the adjacent gym that is built on top of it.
The assessment report identified several findings and provided recommendations with priorities 1-3 that details work that needs to be addressed immediately to obtain an operational permit, work that is recommended beyond code requirements to ensure that the pool is operational for the next 5-10 years and work is recommended beyond code or operation that will improve the user experience/aesthetics respectively. Items specific to any code deficiencies were given priority due to the need to file for a new operational permit for ownership transfer. Opinions of probable costs are provided to 43 Clark Street for all recommendations.
